& Demising:
Removing or repositioning interior walls to change how a space is divided — opening up floor plates, creating new private offices or meeting rooms, splitting a single tenancy into multiple units, or combining adjacent suites into one. We frame, drywall, patch ceilings, reroute electrical circuits affected by the changes, and finish to a standard that makes the reconfiguration look intentional rather than improvised.
Full Interior Demolition
& Rebuild:
When the existing interior is beyond reconfiguration — wrong layout, inadequate infrastructure, finishes that have degraded beyond refreshing — we strip the space back to shell and rebuild it from the ground up. Demolition, debris removal, new framing, rough-ins, drywall, ceilings, flooring, finishes, and millwork, managed as a single coordinated scope from day one to handover.
Ceiling Systems:
Suspended T-bar grid ceilings, drywall bulkheads and coffered features, open exposed-structure finishes, and specialty acoustic ceiling systems. We coordinate ceiling installation with the mechanical and electrical trades so HVAC diffusers, sprinkler heads, light fixtures, and data cable runs are all accounted for before the grid goes up — not cut in as an afterthought.
Commercial
Flooring:
LVT, carpet tile, polished concrete, epoxy, hardwood, ceramic and large-format porcelain tile, and rubber flooring — specified and installed for the intended use, foot traffic load, and finish aesthetic of each zone within the space. We handle substrate preparation, transition details, and cove base installation to the standards required by the finish material and occupancy.
Framing &
Drywall:
Interior partition walls, curved or angled feature walls, shaft wall systems, and bulkhead framing — built square, plumb, and to the specifications your designer and structural drawings require. Drywall finishing to Level 4 or Level 5 as required by the paint and finish specification.
Millwork & Custom
Built-Ins:
Reception desks, boardroom credenzas, built-in storage walls, feature wall panels, display shelving, server room enclosures, and custom cabinetry of all types. We work from your millwork shop drawings and coordinate delivery and installation within the construction sequence so the space reads as designed rather than assembled in pieces.
Lighting & Electrical
Upgrades:
New circuit installation, panel upgrades, LED lighting retrofits, switching and dimming systems, data and communications rough-in, and electrical work required to support a reconfigured or upgraded interior. We manage the electrical subcontractor as part of the overall project — not as a separate engagement.
HVAC & Mechanical
Modifications:
Ductwork extensions and modifications for reconfigured spaces, new VAV or fan coil unit installations, thermostat zone reconfiguration, and exhaust and makeup air adjustments for new or modified rooms. We coordinate mechanical work in the correct sequence with respect to the ceiling and partition schedule so that the HVAC system serves the new layout properly.
Interior Painting
& Finishes:
Commercial-grade painting to match your finish schedule, feature-wall applications, epoxy and specialty coatings, and touch-up and protection programs for high-traffic areas. We coordinate painting within the construction sequence so the painted surfaces are protected from subsequent trades and delivered in a condition that doesn’t require remediation.
